A guide for buyers and sellers in Kingsport & the Tri-Cities
If you're buying or selling a home and a mortgage is involved, an appraisal is almost always required. It plays a big role in whether the sale moves forward — and at what price.
Let’s walk through what it is, why it matters, and what to expect.
An appraisal is a professional, third-party estimate of a home’s market value. It helps the lender ensure they’re not loaning more than the home is worth.
🏦 The buyer’s lender orders the appraisal — not the buyer or seller.
The appraiser schedules a visit and walks through the home (typically 20–60 minutes).
They assess:
Square footage
Condition of the home
Lot size
Floor plan & layout
Recent upgrades or renovations
Curb appeal
Health/safety items (smoke detectors, handrails, etc.)
In Kingsport and nearby areas, things like a finished basement, new roof, or updated kitchen can boost your value.
The appraiser compares your home to recently sold homes nearby that are similar in:
Size
Age
Style
Location
Features
These sales are usually within the last 3–6 months and within 1–2 miles.
The appraiser sends a report to the lender, including:
Photos of the property
Notes on condition
Market data & comps
Final estimated value
This report is typically returned within 7–10 days of the appraisal visit.
If the appraised value is lower than the contract price, it can create challenges:
You may need to pay the difference out of pocket
You can ask the seller to lower the price
You may walk away (if you have an appraisal contingency)
Be prepared to negotiate if the appraisal doesn’t match the offer price
A staged and well-maintained home can help support value
Tidy the home and make it accessible for the appraiser
Leave behind a list of recent upgrades with costs and dates
Don’t confuse an appraisal with a home inspection (which checks for defects, not value)
The appraisal helps protect buyers, lenders — and even sellers — by ensuring the home is priced fairly. Knowing what to expect makes the process smoother for everyone.
